If you’ve been on YouTube lately, you’ve probably noticed your feed filling up with real estate crash videos. Some channels scream that the housing market is “about to collapse like 2008.” Others say sellers are doomed because “nothing is moving” in Texas.

Here’s the problem: those voices are often talking about completely different places. What’s happening in Los Angeles or New York is not the same as what’s happening in Grand Prairie, Texas. In fact, the market can vary from the north side of town to the south side of town—so national headlines rarely tell the whole story.
